KEYS FOR A SUCCESSFUL HOME SALE:

If you have been thinking of selling, we have the keys! Homeowners and agents who study and understand the market will have higher success rates when facing the competition…preparation is key. Here are a few “musts” to achieve the best results:
1. Pricing your home
Proper pricing is a priority for a successful sale. Price it too high and buyers might ignore the property. Price it too low and you may be leaving money on the table. Active competition, pending as well as sold listings, must be studied extensively. The standard price per square foot study is insufficient for proper pricing. Your agent should be able to offer an extensive study based on the market statistics, knowledge of the competitive listings and latest trends.
2. Hire the right listing agent
Hire a local and experienced agent who is also experienced with listings. Marketing is key to selling your home for all it’s worth! A strong marketing plan geared towards both buyers and agents should be implemented. To reach the maximum results, it takes a lot more to sell a home than taking photos and placing the home on the MLS.
Is the agent you are considering a full time agent with experience, or selling real estate as a part time activity? Do they take the time to understand your needs and goals to build the best strategy for you and your family? If you are selling and need to buy another home, is the agent well versed on strategies and contract terms to protect you and make it a smooth transition? How much real estate did they sell last year? And how many properties in the area? What are their statistics of market time and sales price vs. the market? Do they provide frequent feedback and activity reports as part of their service? And how strong of a marketing program do they offer to get your home exposed to buyers and other agents? .
3. Prepare your home
Small details can go a long way. From the day that your house goes on the market to the day it closes, your property needs to be in “selling shape”. So how can we work together to get your property into selling shape? Let’s just follow some simple rules.
First, fix it!
Before placing your home on the market, study your home’s curb appeal. Trimming & planting needed? Some fresh paint on trim and fences? How about the interior: touch-up or a fresh coat of paint needed?
Some improvements will give you a high return, while others might not be profitable. Your agent should be able to assist with staging, preparation recommendations and a contractor’s list.
Next, clean it!
From the inside out, a clean listing is a happy listing. A thorough cleaning is always suggested, perhaps including carpets and windows.
Beware of odors: Bad ones or strong ones. Be sure to address the problem and open your windows when possible to keep fresh air circulating in the house. Consider a plug-in with a light & fresh scent to combat pet odors.
Last, open it!
Making your house appear as attractive and open as possible is largely about allowing potential buyers the opportunity to imagine them living in your property.
Whether you need to professionally stage your home or just need a few suggestions and tips, here are some simple practices that will help us keep your home looking open and appealing:
- Consider packing away anything that isn’t essential, or simply put away in a drawer or cabinet during showing appointments.
- Limit the number of items on top of any surface, including kitchen & bath counter tops.
- Avoid overly large pieces of furniture that make the rooms appear smaller.
- Do not forget to address the outdoor space in your de-cluttering and staging efforts.
- For showings, make sure the lights are on and blinds open…buyers are drawn to light and bright spaces..
4. Study the feedback
Study the post showing feedback from buyers and agents. If something is not working, be open to some adjustment, quickly! Is something turning off buyers? Is the price consistently being rejected? Don’t let your home become a stale listing!
