San Elijo Hills & Old Creek Ranch- 2018 Real Estate Market Update

It’s that time of year again for our market update. 2018 marks our 16th year serving the neighborhood and we have experienced all kinds of market conditions. Home prices have now returned to the boom levels of a decade ago, exceeding them in some of our neighborhoods. We will review the current market situation to gauge what direction this market is likely to be heading.
2017 was another strong year

The US home prices grew by 5.5% in 2017, according to the National Association of Realtors. In comparison, California home prices grew by 4%, while San Diego County over-performed, showing a year-over-year median price increase of 9%, but a decrease in number of units sold by 2.3%, according to Infosparks, mostly due to the tight inventory.

Town Center Update - January

The development of the San Elijo Hill’s Town Center is making major progress! Everyday we are seeing framing going higher and higher. The construction zone seems to be constantly busy and growing. As the 2018 finish date approaches we can begin to see more walls and structures being build. Thus far, the weather has been perfect and hasn't hindered the construction process!

Our community provides its residents a strong and nurturing community and we are delighted to welcome the new businesses! Personally, we can not wait for the new eateries!  Stay tuned for more photos.. The town center will be up and ready before we know it!

Town Center Update - December

It's December but the weather conditions are perfectly cool  for construction. We are seeing new improvements in San Elijo everyday! ? The gazebo in the town square was repaired and expanded to provide more shade over the table area.? The entry water feature was enhanced by adding vegetation creating a more colorful and diverse palette.  And now.. buildings are starting to go up with the new development!  New framework is now being installed. Before you know it, these building will be up and ready to go with new businesses! We can't wait to see the progress that will be made over this last bit of Holiday season! Stay tuned for more..

Town Center Update - November

Fall is in full swing and the weather is nice and cool! With more leaves on the ground, we are also seeing more workers. The San Elijo Hills Town Center is continuing to develop everyday with underground foundation and piping. It may seem like a simple part of the overall construction process, but getting the foundation right is incredibly important! The foundation is a major part of a building that supports it's weight! It should be built with care because it determines how strong and firm the development will stand.

We are thrilled to be able to watch the day-by-day progress across the street from our office! The constant workers and bulldozers bring much anticipation! The Jonville Team can't wait to see the future businesses and eateries that will join us in the heart of San Elijo Hills. Town Center Update - October

San Elijo Hills provides its residents a strong, nurturing community! It offers a vibrant town center, including a major grocery store, shops, eateries, ample parks, trails and award-winning schools. San Elijo Hills is an ideal community that incorporates activities and traditional events that foster a close-knit, small town environment.

Centrally located in the community of San Elijo Hills, the project is situated along the highly traveled thoroughfare, San Elijo Road with an average daily traffic count of approximately 22,500 cars per day, growing to approximately 32,000 cars per day by 2020.

With each day passing, the Town Center development is making progress. It is now the middle of October and the underground piping systems are being placed!
